Start with strategy, not zip codes

Every Memphis-area submarket sits somewhere on a spectrum between maximum cash flow and maximum stability. Lower-priced neighborhoods produce eye-popping gross yields on paper, but come with higher turnover, more maintenance surprises, and more management intensity. Premium suburbs produce thinner monthly margins but attract long-term tenants who treat the home like their own. Neither is wrong — but you should pick one on purpose.

  1. Rent-to-price ratio — does the realistic market rent (not the pro forma) cover your all-in costs with margin?
  2. Tenant pool depth — who actually rents on this street? Family rentals near schools and logistics corridors lease fastest in our experience.
  3. Condition honesty — Memphis housing stock is older than it looks in photos. Budget for the roof, HVAC, and plumbing you can't see.
