The management fee: the headline number

The core fee is a percentage of the rent collected each month. Across the Memphis market, residential management typically runs somewhere in the 8–12% range, and some companies go higher. In this market it commonly runs anywhere from half a month's rent to a full month's rent. It's a legitimate charge — real work goes into placing a good tenant — but it's exactly the kind of fee that should be disclosed in writing before you sign, not buried in the fine print.
