Due Now, Delinquent March 1: The Shelby County Property Tax Calendar for Memphis Landlords
The bill has been payable since the first Monday of October, and the county will not charge a cent of interest until March. That long, quiet window is where landlords either earn a little extra or lose a lot. Here is the calendar, the interest math on a Shelby County, Tennessee rental, and the one tax-year decision that comes with paying early or late.
The calendar, in four dates
The Shelby County Trustee says realty taxes are due beginning the first Monday of October, which in 2026 was October 5. The Trustee’s payment-deadline page says a bill can be paid without interest through the last day of February, and a mailed payment must be postmarked on or before that day. On March 1 the bill is delinquent.
One detail worth circling: February 28, 2027 falls on a Sunday. The Trustee’s page does not say what happens when the last day of February lands on a weekend, so do not find out the hard way. Treat Friday, February 26 as your deadline, and pay online well before the weekend.
What the bill actually looks like
Tennessee assesses residential property at 25 percent of appraised value, and the rate is quoted per $100 of assessed value. For 2026 the Shelby County rate is 2.702382. Memphis adds 2.58081 on top, Germantown, TN adds 1.7825, Bartlett, TN 1.66, Collierville, TN 1.62, Arlington, TN 1.13 and Lakeland, TN 0.94 (all in Shelby County). An unincorporated address pays the county rate only, plus an annual county fire fee that scales with the square footage of the structure.
A worked example, using a house appraised at $200,000. Assessed at 25 percent, that is $50,000. In Memphis the combined rate of 5.283192 produces a bill of about $2,641.60. In Germantown, TN the combined rate of 4.484882 gives about $2,242.44. At an unincorporated Shelby County address the county rate alone gives about $1,351.19 before the fire fee. The gap between Memphis and an unincorporated address is roughly $1,290 a year on the same building, which is why we wrote about the city line and what it costs. Never plug a county-average figure into a specific property’s budget.
The interest-free window is generous. The interest on the other side of it is not.
The most expensive money you can borrow
The Trustee describes the charge after March 1 as interest, not a penalty: 1.5 percent of the base tax is added to an unpaid balance on March 1, and the same 1.5 percent is added again on the first day of each later month until the bill is paid in full.
On that $2,641.60 Memphis bill, each month adds about $39.62. If the bill is still open on May 1, three accruals have landed, about $119, and the base tax has not moved. Across ten similar houses the base tax is about $26,416 and a single month of delinquency costs roughly $396. Annualized, 1.5 percent a month is 18 percent simple. For comparison, Freddie Mac’s Primary Mortgage Market Survey put the 30-year fixed average at 7.40 percent in its October 15, 2026 release. That is an owner-occupied benchmark, and investor loans price above it, but even so a late tax bill is a far more expensive way to borrow than any mortgage. If cash is tight in February, a line of credit or a short owner contribution is cheaper than letting the county carry the balance.
Unpaid taxes also lead somewhere worse than interest. Our piece on Shelby County tax sales explains how long-delinquent parcels end up in the sale pipeline, which is a risk for a landlord with a forgotten property but also the buyer’s side of the same story.
December or February: which tax year gets the deduction
Because the window is four months wide, you choose which tax year the payment lands in. IRS Publication 527 says real estate taxes on rental property are generally deducted in the year you pay them if you use the cash method. A Shelby County bill paid by December 31, 2026 belongs on your 2026 return. The same bill paid in January or February 2027 belongs on your 2027 return.
Which is better depends on your income this year versus next, and on whether other deductions, such as the 20 percent QBI deduction, are in play. That is a question for your CPA, and nothing here is tax advice. What we can say is that the choice should be made on purpose. The usual mistake is the default, paying whenever the reminder email arrives.
If a lender pays the bill from escrow, the same logic applies in a different form. Ask your servicer for the year-end statement showing taxes disbursed and the date, and confirm the disbursement went to the correct parcel at the correct rate. Pub. 527 also notes that escrow deposits for future taxes are not part of basis, so a deposit into escrow is not the same event as the payment of the tax.
A buyer’s note on closing statements
If you are acquiring a rental, Pub. 527 draws a line that matters at the closing table. Taxes you reimburse the seller for are generally deductible, while a seller’s unpaid taxes that you agree to pay become part of your cost basis instead. Read the proration lines on the settlement statement and ask which kind each one is.

A short checklist for the next four months
- Confirm who pays. For every parcel, know whether the bill goes to you, a lender or an entity, and who watches the due date.
- Pull the real bill. Use the address-specific amount, not a county average, and note any city, county fire fee or unincorporated differences.
- Pick the tax year on purpose. Decide with your CPA whether December 2026 or February 2027 is the better payment month.
- Set a hard internal deadline. Friday, February 26, 2027, not Sunday the 28th.
- Keep the receipt. Save the Trustee’s confirmation with that property’s tax file.
If you own in Memphis or Germantown, TN, ask whoever manages your property who tracks the tax bill and where the receipt is filed. Fayette County, Tennessee owners should confirm dates with the Fayette County Trustee, since this article covers Shelby County only. Rates and dates change; verify against the Trustee before you pay.
