The Half-Month Rule: When a Winter Rent Cut Beats Waiting for Spring in Memphis
A unit comes open in November. Memphis rents are flat, mortgage money is expensive, and the holidays are coming. The choice, drop the rent now or hold out for spring, is easy to state and hard to judge by feel. A one-line rule settles most of it.
The backdrop is flat, not a cliff
Start with where the Memphis market actually is. Apartment List’s Memphis, Tennessee rent report for October 2026 puts median rent at $1,065 across all bedroom sizes, down 0.1% from August to September and down 1.0% from a year earlier. Rent growth for 2026 through September is 0.7%, compared with 1.2% over the same months of 2025. That median covers every unit type in Memphis, not single-family houses specifically, so read it as direction, not as a price for your property.
Financing is the other half. Freddie Mac’s Primary Mortgage Market Survey released October 22, 2026 shows the 30-year fixed rate at 7.32%, against 6.19% a year earlier. That figure is an owner-occupied benchmark. Investor loans price above it, so a financed rental’s monthly carrying cost is heavier than the headline suggests. Put the two together and there is no rent growth waiting to rescue a long vacancy.
The half-month rule
Here is the rule. A rent reduction pays for itself if it fills the unit sooner by more than the cost of the cut, measured in months of rent. In symbols: months saved must exceed (monthly cut × lease months) ÷ monthly rent.
Take an illustrative house asking $1,200 a month on a 12-month lease. A $50 cut costs $600 over the lease, which is exactly half a month’s rent. If that cut gets a tenant in more than about two weeks sooner, you come out ahead. A $75 cut costs $900, or three-quarters of a month, so it needs to save about three weeks. These are worked examples, not market quotes for any particular property.
A rent cut is a bet that the unit fills sooner. The half-month rule tells you how much sooner it has to be.
What waiting really costs
Holding out for spring feels free because nothing leaves your account. It is not free. Ninety days of vacancy on that $1,200 house is $3,600 in rent that never arrives, before a dollar of carrying cost. The same unit with a $75 cut costs $900 across a whole 12-month lease. For waiting to beat the cut, the spring tenant would have to pay about $300 a month more than you can get now, every month for a year. In a market where Apartment List shows Memphis rent down 1.0% year over year, that is a long shot.
Then add the carrying costs that run whether or not anyone lives there. Your 2026 Shelby County, TN property tax bill is already due, as we covered in the Shelby County property tax calendar. Interest on the loan and insurance continue. And if the utility accounts sit in your name between tenants, the electric, gas and water bills are yours, a risk we walk through in our piece on MLGW accounts and landlord liability. A cold vacant house also needs protecting, which is the subject of our freeze-proofing plan.
One-time concession or permanent cut?
The two tools cost the same on paper and behave very differently afterward. Half a month free on a $1,200 lease is $600 up front, identical to a $50 monthly cut, but the lease still reads $1,200. A permanent cut becomes the base for every future renewal and for any valuation built on in-place rent. If the unit is likely to be refinanced or sold, a concession protects the number that matters. If the market has simply repriced below you, the honest move is to reset the rent and say so. Either way, decide before you list, not after three weeks of silence.
Fix the cause: where your leases expire
A winter vacancy is usually a lease-calendar problem you created last year. A lease that starts December 1 with a 17-month term ends May 1, which puts the next turnover in the strongest leasing months instead of the weakest. Offering a slightly longer first term is a negotiation with the tenant, not a legal change, and renewals are the natural place to make it. Our look at flat rents and the value of a renewal explains why keeping a good tenant is worth more than a raise. Lease terms are governed by the lease and by Tennessee law, so have a Tennessee attorney review any change. This is general information, not legal advice.
A winter-vacancy checklist
- Price for day 30 on day one. List at the rent you would accept after a month of silence.
- Set review dates. Schedule a decision at day 14 and day 28 against the half-month rule.
- Choose the tool. Use a one-time concession if the base rent is right, a reset if the market moved.
- Protect the house. Keep heat and water on at safe settings and confirm who holds the utility accounts.
- Move the calendar. Write the next lease so it expires between April and June.
